We take move-in preparation seriously! Our team completes a full make-ready process that includes a deep clean of the entire apartment, a thorough maintenance inspection of all systems and appliances, replacement of filters and safety device batteries, professional painting and any needed repairs, and rekeying of all locks for your security. A final quality check is completed before your arrival.

Yes! Our on-site maintenance team handles service requests for repairs and upkeep throughout your apartment and the community. Residents can submit requests through the resident portal, and our team prioritizes based on urgency. Emergency support is also available after hours for issues affecting health, safety, or essential services.

Submit a maintenance request through our resident portal or contact the leasing office by phone. Your request is routed to the on-site team, who will schedule the repair based on priority. For after-hours emergencies, please use our emergency maintenance line.

No, your presence is not required. Submitting a request authorizes our team to enter during business hours. Technicians will always respect your space and leave a notice of completion. If you'd prefer we call ahead, simply include that in your request.

During regular business hours, contact the leasing office for assistance. After hours, you can reach our on-call emergency line. Please have a valid photo ID ready, and note that a lockout service fee may apply.

Yes! You're welcome to personalize your home. Hanging pictures and decor is fine. Any damage beyond normal wear and tear may require repairs at move-out. When in doubt, check with the leasing office first!

Canyon Park's indoor pool is open daily from 5:00 AM to 10:00 PM. Because it's an indoor amenity, it's available year-round — not subject to seasonal shutdowns.

Canyon Park offers on-site resident parking. Unassigned parking is free and first-come, first-served. Reserved spaces may be available for an additional monthly fee. Guest parking is available in uncovered, unassigned spaces only.

Yes! We welcome cats and dogs (with applicable breed, size, and pet policy guidelines). Canyon Park also features an outdoor dog park where residents can exercise and socialize their pets off-leash.

Reference the Community Fee Guide on the Floor Plans page for current fees. Canyon Park allows up to 2 pets per apartment, with a combined weight limit of 150 lbs. Certain dog breeds are restricted. All pets must be pre-approved in writing before move-in. Assistance animals are always accommodated in accordance with applicable law.

Every Canyon Park home comes equipped with a refrigerator, oven/range, dishwasher, garbage disposal, and an in-unit washer and dryer.

Canyon Park offers lease terms ranging from 12 to 15 months — no short-term leases. Corporate lease options are available and must go through Greystar's Corporate Housing screening and approval process. Contact the Leasing Office for details.

Packages are typically delivered to our 24/7 access AmazonHub package locker but oversized items can be delivered to the Canyon Park leasing office. Packages can be held at the leasing office for up to 5 days for pickup. Residents receive an email notification as soon as their package is logged if delivered to the locker system.

The Fitness Center is open daily from 5:00 AM to 10:00 PM for resident use.

Application approvals typically take about 2 to 3 business days, depending on how quickly all required information and screenings are completed.

The preferred and most convenient payment method is through our online resident portal. Cashier's checks can also be delivered to the leasing office if needed. Cash payments are not accepted.

Yes, renter's insurance is required for all residents throughout their lease. Proof of coverage is required at move-in and may be requested during your residency.

Residents are responsible for all utilities, which are billed separately from rent. This includes electricity, water, gas, sewer, shared common area utilities, and the Valet Living Trash Service. Please refer to Canyon Park's Community Fees Guide for full details.

Electricity service is set up directly with Portland General Electric (PGE) in your name before move-in. If your apartment includes gas, you'll also set up an account with NW Natural Gas. All other utilities are managed and billed through the community.

Canyon Park residents can choose between Ziply Fiber or Xfinity (Comcast), depending on availability for your specific apartment.

Yes! Canyon Park is conveniently located near TriMet bus routes, with MAX Light Rail station connections available within a short drive or bus ride — providing easy access throughout Beaverton, Portland, and the greater metro area.

Canyon Park is located within the Beaverton School District — one of the largest and most well-regarded districts in the Portland metro area.
